At 18 years old, when most kids are picking out dorm room furniture and fantasizing about college, Kristin Fleming bought her first home. Three years later, when she she sold it (lease with option), that property became her first creative real estate deal.

Kris ran away from foster care a week before her 18th birthday, was married 30 days later, and found herself an unemployed single mother 8 years after that. While she didn’t have familial support or a formal college education, she knew that if she was to successfully extricate herself and her children from the generational curses into which she’d been born it would be entirely up to her. In 2008, she began a 12 year career in retail banking - working her way up from part-time teller, to Branch Manager, to Commercial Lender/Underwriter. She carved out a niche in investment real estate financing and was fascinated by the possibility for growth in every deal. By 2021, her expertise, her ambition, and her eagerness to help even atypical deals succeed had outgrown the banks’ underwriting guidelines.

Armed with an innovative approach and a commitment to ingenuity, Kris launched an investment real estate mortgage brokerage from a wide spot in her hallway at home. The brokerage model expanded her lending possibilities from one bank in her previous employment to hundreds of lenders, enabling her to empower more investors to grow their businesses. The season of growth that followed touched every aspect of the business - its reputation, demand for services, and inevitably, the team. If Kris was anyone else, our story would end here. Yet, even with the hundreds of lenders to which the business able to broker, Kris kept encountering deals that didn’t fit the structures that lenders would approve.

In late 2022, she decided to financially partner with a select group of Real Estate Investor (REI) clients to help them obtain the funding they needed. Kris deployed innovative, win-win-win strategies to create solutions that benefited, and profited all parties. After the first few successful deals, she found all of her personal capital out in various Real Estate Projects. Never one to miss an opportunity, when the next exciting challenge came along, Kris asked a dear friend if she could use some of their money to get a deal done. This time, when it all went well, word began to spread. Before long, more people were asking Kris to manage their investable money. A private equity fund was created to continue responsibly facilitating more and more of these hard-to-place deals for REI’s while earning desirable yields for the capital partners.

Kris grew the mortgage brokerage to a team of experts, largely by necessity because she was spending so much time consulting, educating, and speaking that she had very little time to originate loans. She realized the importance of leaning into her Personal Zones of Genius, deciding to sell the mortgage brokerage and go into consulting full time. While Kris had been coaching, training, and consulting for decades as a byproduct of other roles, it was time to formally launch The Genius Cultivator LLC. In 2024, Kris found a capable and experienced mortgage originator to buy the brokerage, and she then declared her mission to support others to entrepreneurial fulfillment and prosperity.

With her distinct creative problem solving acumen, she now fully employs her Personal Zones Genius to cultivate YOURS. Because YOU are the genius and she helps you grow, she has taken the moniker of "The Genius Cultivator." Kris fervently believes that every person has a unique blend of aptitudes that, when identified, combined, and focused, put your goals in reach and make your dreams come true.

So what happened to the 18 year old girl with a house and no plan? In 2021, Kris married the love of her life, Tim. Together they have five children and four grandchildren. Kris, who has “never met a dog she didn’t like” and her husband Tim have two thoroughly spoiled doggies. They love to camp, garden, fish, and play board games with their youngest child (who still lives at home). Kris also is a paint-by-number enthusiast, quilter, and cook.

At first, Kris’ story reads like a lost cause. In every possible way, she should have become a negative statistic - a sad story you’d never heard. But her experience is not extraordinary. Kris has a tenet that she shares with all of her clients, colleagues, and community members: “If I can do it, so can you.” Kris has dedicated her career, her work, and her calling to helping others, and to teaching them how fulfilling and redemptive it can be to face your fears, plant a seed, and cultivate a legacy.
